Buying a home

Before you choose a specific deal, you need to decide what type of mortgage is the most appropriate for your needs. There is nothing more exciting than buying your next home.

Buy to Let Mortgages

These types of mortgages are for property investors and private landlords, who do not intend to live in the purchased property but will let the property to tenants.

Bridging Finance

A bridging loan is taken out to ‘bridge’ the gap between the purchase of a new property and the sale of an existing one. Sometimes these are used for investing so that you can buy a house, refurbish in 6 months (or even shorter) and then sell on with a satisfying return.

Help to Buy and other government-backed schemes

The government has put in place a number of schemes to support house purchasers, such as Help to Buy.

Offset Mortgage

An offset mortgage enables you to use your savings to reduce your mortgage balance and the interest you pay on it.

Remortgages

Remortgaging means switching your mortgage to another deal with another lender without moving property which, in many circumstances, saves the client a substantial amount of money.

Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.

Protection

Life and Critical Illness Insurance

Life and Protection Insurance policies can protect you and your family from the financial consequences of death or a serious illness. This will pay out a (tax-free) lump sum on the diagnosis of certain life-threatening or debilitating illnesses, or if you have to undergo certain types of surgery.

Income Protection Insurance

Income Protection Insurance is designed to pay you a regular tax-free monthly income if you become unable to work due to illness or injury. The most Popular way of doing this is to run until your anticipated retirement age. You may also have a deferred period which means possibly to not start paying out until the end of your work benefit period. For example, 6 months full pay.

 

Payment Protection Insurance is optional.  There are other providers of Payment Protection Insurance and other products designed to protect you against loss of income.

Value

This is a luxury, But far more, protection Insurance should be considered essential, especially if you have a family or people that rely on your income.

General Insurance

It’s important to ensure you put the right insurance in place to protect your home and your contents. Not only does this protect your assets on the building and everything you own, but the building insurance is also a requirement by the lender.
